Seal coat and Striping are integral parts of any long term maintenance program. Regular seal coating can add years to our asphalt lifespan.

Sealcoating: Sealcoating is a protective layer applied to asphalt pavement. Think of it as a sunblock for your parking lot. It provides protection against water, oil, U.V. damage and other elements. At the same time, the deep satin black coating  enhances the property's curb appeal. There are multiple ways the sealcoat can be applied, these include brush coat, spray coat, or squeegee coat. Each process has different benefits and uses, and in some cases application methods can be combined for the same property. Seal coat should really be apart of any ongoing maintenance program. Caliber only uses the best seal coat manufacturers on the market. We comply with manufacturers dilutions requirements and never water down the product more than recommended.


We recommend every 2-3 years that a new sealcoat treatment should be applied to your asphalt. Depending on the weather, traffic conditions, and sunlight exposer, all factors play a part in the lifespan.

Striping: Striping in our industry is considered the pin stripes on the suit. We use Caltrans certified paints and can stripe any ADA upgrades or stencils you may need. Line striping is also a very important element to your parking lot. Good line striping creates direction and and provides a strong safety factor to your parking lot. Without striping cars would be driving wherever they want, in any direction they want. This can also happen with a poor layout or just bad quality striping that fades out too quickly. Line striping should always be safety first, then functionality. Make sure handicap spaces are marked clearly and follow ADA specifications, make sure fire lanes are present and clear, make sure you have stop bars at all stop signs, and then when all the safety elements are taken care of, make sure you outline to get as many parking spaces as possible.
